Synergy between the architect and the design team

The cost of a project depends on the budget set by the client. It must take into account each phase of the project and is based on the information and estimations given by the architect, contractors and specialists concerned.  For an efficient running of any building project, it is essential that the costs are well-managed and tightly controlled from early sketch stage all the way through to completion and that there is a clear dialogue between all parties. 

On behalf of the client, the 'master of works', which by definition can be the architect and/or a designated project manager working closely with the architect, is responsible for the coordination of each stage of the mission - from the concept and design phase through to the planning permission and the management of the works on site. In close consultation with the client at all times, his job is to design a project that respects the objectives and aspirations of the client and to actualise these aims in response to the mission. He must propose solutions that are both technically and aesthetically competent, compliant with planning and building regulations, mindful of the budget and timescale at all times.  The brief and programme of the project must be clearly defined from the start and a contract drawn up between the architect and the client defining their respective roles and responsibilities.

Once the client appoints the architect to the project, from thereafter the architect is in charge of the running of the works and must advise in the choice and appointment of the different building contractors and specialists. He is responsible for keeping track of the defined budget and the programme, as per the specifications of the project and make the client aware of any modifications as soon as possible.

It is compulsory that the architect is totally independent from any of the buiding contractors involved in the project. The choice and eventual appointment of the general contractor is made using a formal procedure involving each contractor tendering a package based on the specifications laid out by the architect. Each tender package is considered in close consultation with the client. The most appropriate offer for the project is chosen based on previous experience, competence and the respect of the budget restraints.
